10 Signs It's Time to Replace Your Flooring

Not sure if your floors have had their day? Here are the 10 clearest signs that it's time for new flooring — and what your best options are.

One of the most common things we hear during free estimates is: “I wasn't sure if it was time or not.” Flooring doesn't come with an expiration date — so it can be hard to know when repair no longer makes sense and replacement is the right call.

Here are the 10 signs we see most often that indicate it's time for new floors.

01

Visible Scratches, Gouges, and Wear Patterns

Surface scratches that can't be buffed out — on hardwood, deep scratches that reach the wood beneath the finish, or on LVP/laminate, scratches through the wear layer — indicate it's time to refinish (hardwood) or replace.

02

Warping, Cupping, or Buckling

Wood-based floors that are cupping (edges higher than center), crowning (center higher than edges), or buckling (lifting from subfloor) have sustained moisture damage. This is a serious structural issue that requires replacement.

03

Persistent Stains That Won't Clean

Some stains — especially pet urine that has soaked into the subfloor — simply cannot be cleaned effectively. If your cleaning efforts aren't working, it's likely time for new floors.

04

Excessive Squeaking or Movement

Some squeaking is normal, but floors that squeak excessively or flex underfoot may have subfloor issues, loose nailing, or structural concerns that need addressing.

05

Discoloration and Fading

Sun fading, oxidation, and aging can cause floors to lose their original color. If refinishing won't restore the look (or isn't possible with your flooring type), replacement is the solution.

06

Significant Gaps Between Boards

Gaps between hardwood planks that appeared over time (especially if they open and close seasonally) indicate moisture management issues or the flooring has reached the end of its dimensional stability.

07

Outdated Appearance

Flooring that was fashionable 20 years ago may make your home look dated today. Updating floors is one of the most impactful ways to modernize your home's appearance and increase its value.

08

Carpet That's Beyond Cleaning

Old carpet that holds odors despite cleaning, has visible traffic paths worn into it, or shows permanent staining in multiple areas has simply lived its life.

09

Tile with Cracked Grout or Loose Tiles

Cracked grout allows water infiltration and indicates the tile bed has shifted. Multiple loose or cracked tiles mean the installation has failed and a fresh start is more practical than ongoing repairs.

10

You Simply Don't Love It Anymore

This is a perfectly valid reason. If you dread the look of your floors, walk into your home without joy, or feel embarrassed by your flooring when guests visit — you deserve an upgrade.
